News From Robb and Penny Krautbauer

Spring has sprung, the flowers are in bloom, and the days are warm and sunny. We drove down to Ruidoso, NM for 3 nights and stayed at the beautiful Ruidoso River Resort. Just for a long weekend of rest and relaxation.

The downtown stores are beautiful with an old-time charm. There are unique specialty boutiques, antiques, and souvenir shops. Everything a tourist might want in a small-town getaway. 

Inn of the Mountain Gods was one of the stops on our trip located on the Mescalero Apache reservation in beautiful Mescalero, NM.

The drive home started with the driver’s side windshield wiper flying off during this storm, so we had to find a store that was open, finally found one, and just as we were turning in a transformer blew on the mountainside.  They were kind enough to sell us a windshield wiper in the dark and off we went.  Then, we got a “diesel needs service, contact dealer “message followed by an engine light, followed by another message saying the engine would turn off in 200 miles. All this while a herd of elk was crossing the road in front of us in all directions.  They were so beautiful, and by the grace of God we only had 190 miles to go, and we made it home safely.

As for our Real Estate Investing, we bought our 3rd house of the year in the Kansas City, MO area. We are buying these houses with cash then we place a new owner-financed buyer with terms from 10 to 15 years. We are always looking for more private lenders to partner with to help us build our portfolio of cash-flowing assets. Friday nights are still our date night playing cards and watching the miniseries “Heartland”.

Penny’s book of the month is called The Spectrum of Hope, inspired by the life story of Tony Bennett. Robb is reading a new book called the title “The Subtle Art of Not Giving A #@%!” by Mark Manson.

Instant Equity


The phrase “instant equity” should refer to the difference between what your home is worth at the time of closing and your mortgage balances — i.e., what you owe on it. For most buyers, that would mean their instant equity was the amount they had put down on the home.

Equity is the difference between what you owe on your mortgage and what your home is currently worth. If you owe $150,000 on your mortgage loan and your home is worth $200,000, you have $50,000 of equity in your home.

Your equity can increase in two ways. As you pay down your mortgage, the amount of equity in your home will rise. Your equity will also increase if the value of your home jumps.
